 One of the biggest decisions you'll make as a landlord is whether you should hire a property management company. Many landlords manage properties on their own or with the help of an employee, such as a resident manager. But sometimes landlords need more help, and that's when a property management company might make sense.

 We are a small property management company and are steadily growing. We started by the request of clients who bought homes through us and when leaving a few years later could not sell their home and wanted the same great service they received when buying the home through us. So we started managing rental properties. Providing all the services you expect from a larger company, with the personal attention you deserve. 

 Centex Sunshine Realty will deal directly with prospects and tenants, saving you time and worry over marketing your rentals, collecting rent, handling maintenance and repair issues, responding to tenant complaints, and even pursuing evictions. Plus, Centex Sunshine Realty brings a wealth of know-how and experience to your property, giving you the peace of mind that comes with knowing your investment is in good hands. Our Property management services can be a huge asset to your investment.  
 Our Management fee is 10% and we do not charge you if the home is vacant. We have a 5% fee on outside maintenance as we do follow up with the tenant on how the service was rendered and if the repair is more than $250 the property manager goes by the home and inspects the repair and provides photos to the landlord. As a benefit to our landlords with smaller we use inside technician at a rate of $25 trip fee (which includes the first hour) and $25 a hour after. Rental funds to you are sent directly to your bank account on the 10th of the month and you can use the landlord portal to get a report on how much you will receive. 

 You can take comfort in knowing we do a six month inspection to check the condition of your home, any defects will be noted and repairs completed as soon as possible. We offer online applications for prospective tenants, screen credit and criminal background of prospective tenants using trans union and checking income statements as well as verifying tenant history. As we do not charge you a management fee when home is vacant we do try to find a suitable tenant. We use syndicated software to advertise the home. 

 Our Lease Contract as well as our Property Management Contract are both provided by Texas Association of RealtorsĀ®. We have online software to allow us to securely execute the lease electronically. If landlord and/or tenants are not in the local area it is not a problem. We have web portal software ( to allow tenants and landlords to check on their status, make work orders and pay directly online.  You will have access to your financial data of your home at anytime. An email will be sent to your reporting the status of you home including when work orders are submitted, when they were completed and details of the work order.
